Repairs & Maintenance
Both you and we have responsibilities and obligations towards repairs. We want to maintain our houses as best as we can. We rely on you to help us by reporting repairs that might need to be done and allowing us reasonable access to do them.
Our repair responsibilities:
We are responsible for repairs to the structure and the outside of your home including:
- Drains, gutters and external pipes.
- Electric wiring, gas and water pipes.
- Roof, walls, floors, ceilings, window frames, doors.
- Kitchen and bathroom fixtures - basins, sinks, toilets, baths and showers, where fitted by us.
- Heating equipment (other than that provided by tenant).
- Communal areas around your home - stairs, lifts, landings, lighting, paving, shared gardens, parking areas, rubbish chutes and collection areas.

Your repair responsibilities:
There are a number of repair items which Freebridge will not carry out. These include:
- Plumbing to dishwashers and other such appliances or equipment
- Curtain battens and coat hooks and rails
- Radiator bleeding
- Replacement keys
- Sink, bath, wash basin plugs and chains
- Sink waste traps
- Toilet seats and covers (those exempt from paying are older people and people with disabilities)
- Resetting trip switches
- Minor plaster cracks and internal decorations
- Repairs to any appliance, structure or installation which was not supplied by Freebridge or The Borough Council of King's Lynn & West Norfolk.
- Electrical plugs (not socket outlets), fuses, door bells, light bulbs & fluorescent tubes and starters
- Smoke detectors (which have not been installed by Freebridge or The Borough Council of King's Lynn & West Norfolk)
- Broken glazing
- Fencing - if damage caused by tenant or member of household
- Any damage not considered to be fair wear and tear
