Freebridge was set up in 2006, to receive the transfer of the Borough Council of Kings Lynn and West Norfolk’s housing stock. Undertaking a program of property condition surveys, including stock condition, component, Decent Homes and Housing Health and Safety Rating System (HHSRS) assessment surveys, including damp, Mould, and condensation surveys to FCHs housing stock and communal areas.
Completing detailed condition reports containing age, condition, and remaining life of housing components along with recommendations for improvements and defect resolution.
Support updating backend databases with accurate component data.
Delivering a high performing customer centric service.
Assist the Asset Information & Data Manager in the compilation of detailed property stock condition survey programs.
Undertake programmed surveys to capture up to date stock information and HHSRS data, including making recommendations for property improvement(s).
Identify any defects during the survey that would breach statutory and/or regulatory requirements, making recommendations for remedial action, including temporary action until a permanent resolution is implemented.
Where required undertake intrinsic damp, Mould, and condensation surveys to provide root cause analysis of the issues with recommendations for rectification within Awaabs Law timeframes.
Ensure that any defective components or work identified during the survey is passed to the relevant team for action.
To monitor and ensure that all referred defect resolution work (temporary and permanent) is undertaken and completed in accordance within required time frames.
Ensuring data relating to property survey and HHSRS assessment programs is completed and has been successfully received and uploaded into the Asset database.
When required due to urgency, undertake ad hoc property & stock condition surveys.
Work with the Asset Investment Program Manager and Retrofit & Sustainability Manager to assist in the development of effective investment programs to ensure that funding is targeted at those properties with the highest priority.
Provide detailed technical advice and recommendations as required.
Support Damp, Mould & Condensation Team where necessary to support hazard identification program.
Assist in the development of Asset systems to enhance asset data collection, accuracy, and reporting.
Assist in the establishment of processes to monitor data quality and risk.
Assist in the development and implementation of policies, standards, and guidelines.
Assist in the analysis of data processes, in support of the Asset Information & Data manager to improve the effectiveness of business controls, Asset data and procedures.
Keep abreast with all organisational changes and business development.
Ensure compliance with all relevant policies and procedures.
Assist with property sustainability assessments.
Manage workload and tasks within agreed timescales.
Assist in the delivery of a high performing customer centric service that delivers high levels of customer satisfaction.
Undertake any other duties as requested.
Comply with H&S legislation (Health and Safety at Work Act 1974) and other associated legislation.
Take reasonable care for the health and safety of you and other persons who may be affected by your acts or omissions.
To cooperate with FCH to enable FCH to discharge their duty under the legislation and comply with requirements to look after the health, safety, and welfare of its employees.

Undertake your duties as listed in policies and procedures under roles and responsibilities.

Demonstrable in-depth knowledge of building construction and regulations.
Demonstrable knowledge of statutory, regulatory, and best practice requirements, including the Decent Homes Standard and the Housing Health and Safety Rating System.
Demonstrable knowledge of health & safety legislation, including 29 categories.
Demonstrable knowledge of building pathology particularly around the surveying of damp, mould, and condensation issues and an ability to provide recommendations for remediation.
Skilled in the gathering, analysis, and interpretation of technical data.
Skilled in compiling property inspection/surveying programs based on domestic and communal housing stock.
Skilled in completing digital property survey documentation.
Initiative-taking with a flexible and pragmatic approach.
Able to build relationships with colleagues, residents, and other stakeholders.
Good written and verbal communication skills.
Willingness to undertake training to meet changing needs.
Demonstrable experience of undertaking onsite stock condition survey and HHSRS assessment programs.
Demonstrable knowledge of the Decent Homes methodology and collecting component based data during stock condition surveys.
Demonstrable experience of gathering, analysing, interpreting, and maintaining complex technical data.
Demonstrable experience of identifying defects, breaches of statutory or regulatory requirements and making recommendations for remedial action.
Demonstrable experience of working in a multi-disciplinary team.
HND in Building Surveying, or equivalent, working towards or willing to work towards.
Level 3 Certificate in Domestic Energy Assessment.
P402/P405 Asbestos Qualifications
Member of RICS, CIOB or equivalent.
Full UK driving license with details of endorsements and the use of a vehicle.
Sufficient car insurance to cover for business use.
