As part of this work, we will be carrying out Property Condition Surveys in a number of homes.
Many of the key features in your home, such as your kitchen, bathroom, heating system, insulation, roof, windows and doors, have a planned lifespan. These components are repaired and maintained throughout their life and are replaced when they reach the end of their useful life or can no longer be repaired effectively.
Accurate information about the age and condition of these components helps us to:
Plan future upgrades and replacement programmes.
Maintain safe and comfortable homes.
Improve the services we provide to our customers.
The surveyor will carry out a brief visual inspection to record:
The installation date of key components, where possible.
The current condition of those components.
Details of the components installed within your home.
The survey should only require a limited amount of time and will involve no intrusive work.
If your property is due for a survey, we will send you a letter explaining the process.
You will then receive:
An appointment confirmation by text message.
A reminder text message three days before the appointment.
We would greatly appreciate your cooperation in helping us complete this important programme of data collection.
We understand that you may already have other appointments to accommodate, such as gas safety inspections, EPC assessments or routine property visits.

What is a Property Condition Survey?
A Property Condition Survey is a short visual inspection that won't take ur surveyor long to carry out. It allows us to assess the condition of key components within your home, record their age where known and estimate when replacement may be required.
What do I need to do for the visit?
We simply ask that you provide access to as many rooms as possible. Our surveyors will work efficiently to minimise any disruption and complete the survey as quickly as possible.

To help us complete surveys efficiently across our communities, we kindly ask that appointments are not rescheduled more than twice wherever possible.
Is the survey mandatory?
Yes. These surveys are an important part of how we manage and maintain our homes. The information collected helps us plan future investment programmes fairly, accurately and efficiently, ensuring that homes receive improvements when they are needed.
I have already had a survey completed recently. Why do I need another one?
As your landlord, we carry out a range of different surveys and inspections for different purposes.
These may include:
Gas safety inspections.
EPC assessments.
Asbestos surveys.
Property inspections by our Communities Team.
Contractor surveys before planned improvement works.
The Property Condition Survey is separate from these visits. Its purpose is to provide an up-to-date snapshot of your home's condition so we can accurately plan future improvements and replacement programmes.
Please note that the survey does not guarantee that a component will be replaced immediately. However, it helps us assess whether its condition means replacement may be needed sooner or later than originally planned.
How often will this survey be carried out?
To ensure our records remain accurate and reflect normal wear and tear, we aim to carry out Property Condition Surveys every 5 years.
